Project Description -
The £30m Glasshouse development is a mixture of refurbishment works to former laboratory and
office spaces, together with new build works creating interconnected atrium space to what was
previously an external courtyard. New build annexe pods create additional office accommodation,
and enhance the appearance of the two main entrances.
The client opted to deliver the first phase of shell and core works (approx £14m), using
Construction Management as the procurement route. This created an exciting opportunity for RBA
to work in conjunction with the client’s construction team to procure works directly from work
package contractors, and manage each element without the usual input from a main contractor.
The Construction Management approach gave the client a high degree of flexibility and the ability
to make design changes throughout the scheme, without the contractual complexities of a more
traditional Design & Build arrangement. Significant changes were made to the atrium design and
annexe pods during the build, all of which were successfully managed by RBA and the client team
without significant impact on time and cost.
Works have commenced with fit out works let in 3 contract packages for the 200,000 sq ft of
office space, expected to be completed in 2019.
