Project Description

Circle Square 3 is a commercial office development of approximately 350,000 sq ft GIFA, which effectively forms the final new build plot on the Circle Square estate. The site forms part of the Oxford Road Innovation District, which is targeted to be one of the top 5 innovation districts in Europe by 2025.

The scheme comprises 13 full floors of “exemplar quality” commercial office space, complete with ground floor retail and café bar and retail accommodation. The project also includes a full floor of amenity space for the prospective occupants, including meeting rooms, breakout spaces and lounge, function rooms and fitness suites. The building will also incorporate two large external terraces providing views of the Manchester cityscape, and the extensive public realm, to be named “Symphony Gardens”.

The building is designed with sustainability and SMART credentials high on the agenda, with the aspiration being Nett Zero in operation and reduced “embodied carbon” content. The building will be constructed with a brick façade to respect existing buildings in the locale (especially Princess Street), with arches and fenestration provided in a style to match adjoining plots.
